In the heart of Sirmione, the Pearl of Lake Garda, a lovely flat of 70sqm with a large private garden, furnished in a modern and elegant style, equipped with every comfort, Smart House is ready to welcome you for your holidays on Lake Garda! In a very quiet and reserved area of Colombare di Sirmione, it is only 200 metres from the centre of Colombare di Sirmione, the beaches and 5 minutes by car from the castle of Sirmione, the "Aquaria" spa and the centre of Peschiera d/G.
The flat is on the ground floor with a large private (unfenced) garden and furnished patio; we have two large bedrooms, one with a double bed, the other with a bunk bed (also suitable for two adults). We have a living area with a 4-seater sofa with electrically reclining relax seats, a fabulous 55" smart TV and Playstation 4 game console, an open kitchen with peninsula and a beautiful interior design glass dining table. A complete bathroom (with shower, toilet and bidet) completes the whole. The interior is air-conditioned to cool the whole flat by means of a Daikin split positioned in the central corridor of the house. The heating, on the other hand, is of the traditional gas type and is controlled remotely via a wi-fi thermostat. Outside we find a large private garden (not fenced) and a tiled patio equipped with every comfort, with an outdoor dining table and electric sunshade awning, as well as a solarium area equipped with 0-gravity sun loungers.

- MASTER ROOM
Our double room is the room that, more than any other, is equipped with every comfort, ready for you to experience a holiday of rest and tranquillity! Furnished in a modern and elegant style, it has a large double bed with a comfortable mattress and double memory foam pillows, ideal for waking up relaxed. There is a large semi-perimetric bridge wardrobe, where you can store all your suitcases and clothes. An LED lighting system in the central designer chandelier, which is also equipped with a fan, allows you to create a unique atmosphere. A 43" smart TV with swivel arm for viewing from the bed is all you will need to enjoy your evenings at Smart House - Sirmione Holiday -.
- KIDS BEDROOM
The second room offers a bunk bed with standard dimensions, also suitable for two adults. Furnished in a modern and elegant style, it also contains a 2-door wardrobe and a bedside table. It is directly connected to the outside garden by a bright French window. On arrival you will find: bed linen, towels, hairdryer, courtesy soaps.
- LIVING AREA
The living area is characterised by minimalist style furnishings that give the room elegance and modernity, illuminated by large doors and windows overlooking the patio that allow a glimpse of the green garden. A very comfortable Italian handcrafted sofa up to 4 seats, upholstered in soft sand-coloured fabric with an adjustable-angle headboard and two very comfortable electrically reclining relax seats, are placed in front of a 55" smart TV equipped with internet connection, Netflix, Amazon Prime and Youtube as well as a fantastic Playstation 4 game console to entertain our young guests! Everything you need to enjoy wonderful moments of relaxation after lunch or dinner.
- KITCHEN
Essential, modern, elegant. The space is well organised with a peninsula equipped with two comfortable stools, convenient for aperitifs or snacks, so that all available space is used. In the centre is an elegant round designer dining table with a glass top and comfortable matching light grey chairs. The steel sink and hob are integrated in the white marble top. Equipped with all useful cooking accessories and modern appliances such as a dishwasher, fridge, freezer and electric oven. All the colour choices are made in continuity between the kitchen and the rest of the living area without detracting from the brightness of the room and homogeneity of the whole.
- BATHROOM
A very comfortable and complete bathroom is located in the centre of the house, equipped with all comforts including, a shower cubicle, toilet, bidet, large mirror with washbasin and various accessories including a hairdryer.
- LAUNDRY
A large laundry room with washbasin is located in the garage, equipped with all useful cleaning appliances, including a washing machine/dryer. In the room you will also find a convenient drying rack, iron and ironing board.
- GARDEN (NOT FENCED) AND OUTDOOR PATIO:
The large private garden, extends around the entire perimeter of the living room and the small bedroom. Facing North/West, the living area, the kitchen and the small bedroom overlook it by means of convenient doors and windows, thus illuminated especially in the last hours of the day. The patio is equipped with an outdoor dining table and a fantastic electric and automatic sunshade awning, so you can dine sheltered from the sun or dine illuminated by a 'starry' effect created by the lights incorporated in the awning. Comfortable 0-gravity loungers, positioned in the side garden, are ideal for enjoying unforgettable moments of relaxation! Note: The front garden (NOT FENCED) is our property and is for our exclusive use. However, it is communicating with the pedestrian gate that serves as the general entrance to the building, so for those who want more privacy it is recommended to make more use of the relaxation area in the side garden.
- GARAGE BOX CAR
(4.80mtx3.10mtx1.80mt) on the basement floor you will find a large and convenient private garage where you can safely store your car. The garage measures approximately 4.80mtx3.10mtx1.80mt. The room is under video surveillance for security reasons

Smart House is directly connected to the main road linking Peschiera to Sirmione and Desenzano, along which you will find the best supermarkets (Migross and Penny 150 metres away) restaurants, pizzerias, pharmacies, bars, bakeries and shops, all within easy walking distance in just one minute.
At the side of the road, a wonderful panoramic cycle path runs along the lake. The beaches and the castle of Sirmione can be reached in just a few minutes on foot or by car. A tour to the castle of Sirmione, surrounded by the waters of the lake, is not to be missed! Here you will find the thermal baths directly overlooking the lake "Aquaria" and the Catullo caves (5 km) as well as the world-famous Jamaica Beach.
For the youngest visitors, Smart House is an opportunity to visit the lake's famous theme parks, including Gardaland, Legoland, Gardaland SeaLife Aquarium, Movieland, Canevaworld, Medieval Times, and many others, just a 10-minute drive away. A visit to the famous town of Peschiera del Garda (2 km) is a must; with its historical walls surrounded by the waters of the lake and the river Mincio, it has been named a UNESCO heritage site.
